The proposed development will not involve uses, activities, processes, materials, <br />equipment and conditions of operation that will be detrimental to any persons, <br />property, or the general welfare because of excessive production of traffic, noise, <br />smoke, fumes, glare, or odors. <br />The proposed LTC campus expansion project is an allowed use within the LI, Light <br />Industrial District with an approved conditional use permit. The project will not <br />generate excessive traffic, noise, smoke, fumes, glare or odors. <br />9. The proposed development will not result in the destruction, loss, or damage of a <br />natural, scenic or historic feature of major importance. <br />There are no natural, scenic or historic features on the existing site. <br />BE IT FURTHER RESOLVED by The City Council of Lino Lakes in addition to the <br />administrative requirements of a conditional use permit, the following specific <br />performance standards of Section 1007.120 (9) (f) must also be met: <br />(f) Two (2) or more buildings on same lot provided such buildings relate to a <br />permitted or conditional use that is operated as single business or enterprise <br />Laborer 's Training Center is creating a vocational training campus with the construction <br />of the second building. The existing building is a permitted use and both buildings will <br />be operated as a single business. <br />BE IT FURTHER RESOLVED by The City Council of the City of Lino Lakes hereby <br />approves the conditional use permit for two (2) or more buildings on the same lot for <br />Laborer's Training Center located at 2350 Main Street subject to the following <br />conditions: <br />1. The easterly driveway to Victor Path is for weekly truck deliveries, weekly trash <br />& recycling collection and emergency access only. Students, staff and general <br />public access to the campus shall be via CSAH 14 (Main Street). <br />2. No open and outdoor storage is allowed unless approved by a separate conditional <br />use permit for such use. <br />3. A separate public drainage and utility easement shall be recorded over the <br />stormwater pond, wetlands, conservation easement and wetland buffer. <br />4. A conservation easement and wetland buffer declaration shall be recorded over <br />the wetland and buffer. <br />5. A Site Performance Agreement and securities are required. <br />BE IT FURTHER RESOLVED by the City Council of the City of Lino Lakes hereby <br />approves the conditional use permit subject to the following requirements being <br />addressed prior to issuance of a grading permit: <br />
