A standard drainage and utility easement is required along the west lot line of Lot <br />1. <br />10. Sheet 3.2 Preliminary Site Plan: <br />a. This plan sheet shall be consistent with Sheet Al, Site Plan. Staff suggests <br />creating only one (1) Site Plan Sheet with all pertinent information to avoid <br />conflicting information and confusion. <br />b. The parking lot setback along the west lot line shall be 10 feet. <br />c. The drive -through lane at the south entrance shall be a minimum 12 feet wide. <br />d. Actual building setback dimensions shall be shown on all four (4) sides. <br />e. Locations of the two (2) ground signs shall be shown outside of the 30 ft vision <br />triangle. <br />f. The developer may want to consider a redesign of the stormwater pond to allow <br />for future private road extension with less wetland impacts. <br />11. Sheet L.1, Landscape Plan: <br />a. All comments from the Environmental Coordinator letter dated August 4, 2020 <br />shall be addressed. <br />b. Planning staff also notes the 30 inch screen around the parking lot and drive - <br />through lane is required to provide year round screening and therefore, should be <br />coniferous shrubs. <br />c. The ground sign in the northwest corner of the site shall be removed. <br />12. Sheet Al, Architectural Site and Signage Plan: <br />a. This plan sheet shall be consistent with 3.2 Preliminary Site Plan. Staff suggests <br />creating only one (1) Site Plan Sheet with all pertinent information to avoid <br />conflicting information and confusion. <br />b. The northwest monument shall be omitted. <br />c. The northeast monument shall be located outside the 30ft vision triangle. <br />d. The parking calculation chart is incorrect and shall be revised. <br />13. Sheet SL-1,Site Photometric Plan: <br />a.
