City of Lino Lakes - ZONING ORDINANCE <br />• Club or Lodge. A club or lodge is a non-profit association of persons who are <br />bonafide members paying annual dues, use of premises being restricted to <br />members and their guests. <br />Commercial Use. The principal use of land or buildings for the sale, lease, <br />rental or trade of products, goods and services. <br />Commercial Recreation. Bowling alley, cart track, jump center, golf, pool hall, <br />vehicle racing or amusement, dance hall, skating, trampoline, tavern, theater, <br />indoor firearms range, boat rental, amusement rides, campgrounds, park, and <br />similar uses. <br />Comprehensive Plan. A Comprehensive Plan prepared and approved by the <br />City, including a compilation of policy statements, goals, standards, fiscal <br />guidelines, and maps indicating the general locations recommended for the <br />various functional classes of land use, places and structures, and for the general <br />physical development of the City, including any unit or part of such plan <br />separately adopted and any amendment to such plan or parts thereof. <br />Conditional Use. A land use or development that may not be appropriate <br />• generally within a certain district but may be allowed in that district with <br />appropriate restrictions, conditions or limitations as imposed by the City Council <br />Conditional Use Permit. A permit issued by the City Council in accordance with <br />the procedures specified within this Ordinance as a device to enable the City <br />Council to assign conditions to a proposed use or development after <br />consideration of the adjacent land uses and the special characteristics which the <br />proposed use presents. <br />Condominium. A building, or group of buildings, in which units are owned <br />individually, and the structure, common areas and facilities are owned by all the <br />owners on a proportional, undivided basis. <br />Condominium Association. This community association which administers <br />and maintains the common property and common elements of a condominium. <br />Construction. The erection, alteration or extension of a structure. <br />Critical Area. An area with one or more of the following characteristics: (1) <br />slopes in excess of twenty (20) percent; (2) floodplain; (3) soils classified as <br />having a high water table; (4) soils classified as highly erodible, subject to <br />• erosion; (5) land incapable of meeting percolation requirements; (6) land formerly <br />used for landfill operations or hazardous industrial use; (7) fault areas; (8) stream <br />1- 13 <br />
