City of Lino Lakes - Zoning Ordinance <br />• 4. The proposed site plan must meet all applicable requirements of <br />Minnesota Statutes regarding manufactured homes, and any applicable <br />rules and regulations of the Minnesota Department of Health. <br />K. Building Standards. All permitted residential structures in the R-7 District shall <br />meet the following design criteria: <br />1. All residential structures shall have permanent concrete or treated <br />wood foundations which will anchor the structure, which comply with the <br />Uniform Building Code as adopted in the State of Minnesota and which <br />are solid for the complete circumference of the house. <br />2. Sixty (60) percent of each residential structure shall have a width of <br />not less than twenty (20) feet. Width measurement shall not take into <br />account overhangs. <br />3. Single family manufactured dwellings shall have at least a 3/12 roof <br />pitch and shall be covered with shingles or tiles. <br />4. The minimum size or floor area for manufactured dwellings in the <br />R-7 District shall be nine hundred (900) square feet. <br />5. Any metal siding upon single family residence structure shall have <br />horizontal edges and overlapping sections no wider than twelve (12) <br />inches. Sheet metal siding shall not be permitted in such districts. <br />L. Landscaping. <br />1. Except for the areas used for dwellings, sidewalks, parking or <br />accessory structures, the entire area of each homesite shall be sodded or <br />seeded with grass or other suitable ground cover. <br />2. At least one (1) shade tree shall be planted at each homesite. <br />Such tree shall be a minimum of two (2) inches caliper size. <br />3. Every manufactured housing subdivision shall provide for a buffer <br />to adjacent R, R-X, R-1, R-1X, or R-2 Zoning Districts, consisting of a <br />vacant strip of land twenty (20) feet in width along all boundaries of the <br />site. Such buffer will be landscaped with a screen of deciduous and/or <br />evergreen trees, shrubs and bushes and berms so as to form a screen to <br />adjoining properties and streets. Plans for plantings shall be approved by <br />the Council and included in any bond required as part of the development <br />process. The buffer area may be placed under the control of a <br />ihomeowners' association, or be included in individual platted lots. Deed <br />restrictions requiring the permanent reservation of these trees as open <br />G-4 1 <br />
