City of Lino Lakes - Zoning Ordinance <br />• 1. Off-street parking as regulated by Section 3, Subd. 5. of this • <br />Ordinance. <br />2. Off-street loading as regulated by Section 3, Subd. 6. of this <br />Ordinance. <br />I. Conditional Uses. Subject to applicable provisions of this Ordinance, the <br />following are conditional uses in the GI District: These uses require a conditional <br />use permit based on the criteria and procedures outlined in Section 2, Subd. 2 of <br />this Ordinance. <br />1. Junk yards and auto salvage yards provided that: <br />a. All applicable Minnesota Pollution Control Agency <br />requirements are satisfactorily met. <br />b. A drainage system subject to the approval of the City <br />Engineer shall be installed. <br />C. Storage areas are landscaped, fenced and screened from <br />view of neighboring uses, abutting residential zoning districts, and <br />• public rights -of -way in accordance with Section 3, Subd. 4.S. • <br />d. Vehicular access points shall create a minimum of conflict <br />with through traffic movement and shall be subject to approval by <br />the City Engineer. <br />e. All signing and informational or visual communication <br />devices shall be in compliance with the applicable provisions of <br />Appendix C of the City Code. <br />f. Provisions are made to control and minimize noise, air and <br />water pollution. <br />g. All conditions pertaining to a specific site are subject to <br />change when the Council, upon investigation in relation to a formal <br />request, finds that the general welfare or public betterment can be <br />served as well or better by modifying the conditions. <br />2. Wood pulp and fiber manufacture and processing provided that: <br />a. All applicable Minnesota Pollution Control Agency <br />requirements are satisfactorily met. 0 <br />I <br />s-14 <br />
