• City of Lino Lakes - ZONING ORDINANCE <br />Subd. 3. General Parcel, Lot and Yard Provisions. <br />A. Lot of Record. <br />1. Any lot of record existing at the effective date of this Ordinance may be <br />used for the erection of a structure if it conforms with the use regulations <br />of the district in which it is located provided it: <br />a. Satisfies all other appropriate provisions of this Ordinance. <br />b. Has frontage on a full width public right-of-way, and an improved <br />street which has been accepted for maintenance by the City of Lino <br />Lakes. <br />2. Substandard Lots of Record. <br />a. Sewered Lots. Any lot of record existing at the effective date of this <br />ordinance and held in separate ownership different from the <br />ownership of adjoining lots, prior to October 31, 1989, may be used <br />• for the erection of a structure conforming to the use regulations of <br />the district in which it is located, provided its area, width, and depth <br />meet seventy (70) percent of the minimum requirements of the <br />zoning district (see 1. above). <br />• <br />b. Unsewered Lots. <br />1) Except as provided for in this subdivision, the minimum <br />single family lot size is ten (10) acres. This minimum lot size <br />shall not apply to smaller separate parcels of record in <br />separate ownership lawfully existing prior to July 13, 1992, <br />provided that it can be demonstrated by means satisfactory <br />to the City that the smaller parcels will not result in ground <br />water, soil or other contamination which may endanger the <br />public health. <br />2) Habitable single family homes constructed prior to July 13, <br />1992 may reduce their lot size to a minimum of one (1) acre <br />if the balance of the property results in a parcel of ten (10) <br />acres, or is serviced by public sewer, and it can be <br />demonstrated by means satisfactory to the City that the <br />3-3 <br />
