• City of Lino Lakes - ZONING ORDINANCE <br />division will not result in ground water, soil or other <br />contamination which may endanger the public health. <br />3) Two family dwellings and multiple family dwellings are not <br />allowable uses upon unsewered lots. <br />4) Subject to the other provisions of the Zoning Ordinance, <br />other non-residential uses may be permitted through site <br />plan review. The minimum lot size for each principal use is <br />ten (10) acres. This minimum lot size shall not apply to <br />smaller separate parcels of record in separate ownership <br />lawfully existing prior to July 13, 1992 or newly created <br />unsewered lots in the commercial and industrial zoned <br />districts provided the following conditions are met: <br />a) A site plan approval shall not be granted unless it can <br />be demonstrated by means satisfactory to the City <br />that the use will not result in ground water, soil or <br />other contamination which may endanger the public <br />health, will not increase future City utility service <br />• demands and expense, and will not jeopardize public <br />safety and general welfare. <br />n <br />b) The commercial or industrial subdivision waives all <br />rights of appeal of future local public improvements <br />under the Lino Lakes City Charter. <br />5) All subdivisions in areas without public sanitary sewer shall <br />be designed such that the larger non-sewered lots can be <br />resubdivided to provide smaller sewered lots when sewer <br />becomes available in the future. Homes and accessory <br />buildings shall be located on these lots so as to allow for <br />future resubdivisions. <br />B. Minimum Lot Area Requirements. <br />1. Minimum Lot Area Per Unit. The lot area per unit requirement for single <br />family, two family, and multiple family residential dwellings shall conform <br />to the applicable zoning district provisions in which the dwelling is located. <br />3-4 <br />
