• City of Lino Lakes - ZONING ORDINANCE <br />2. Buildable Area. <br />a. Within zoning districts with a minimum lot size requirement of less <br />than ten (10) acres, the minimum lot area requirement shall be <br />exclusive of floodplains, watercourses, wetlands, water bodies, and <br />street rights -of -way. <br />b. Within zoning districts with a minimum lot size requirement of ten <br />(10) acres or more, up to eighty (80) percent of the minimum lot <br />area may be comprised of areas which are platted as street rights - <br />of -way, is below the 100 year flood elevation, or lies within city <br />watercourses, wetlands or waterbodies as defined by this <br />ordinance. <br />C. Building Placement <br />1. Street Obstructions. All buildings shall be so placed so that they will not <br />obstruct future streets which may be constructed by the City in conformity <br />with existing streets and according to the system and standards employed <br />by the City. <br />• 2. Residential Districts. Except in Planned Development Overlay Districts, <br />as provided for in Section 9, Subd. 3 of this Ordinance, not more than one <br />(1) principal building shall be located on a residential lot. The words <br />"principal building" shall be given their common, ordinary meaning as <br />defined in Section 1, Subd. 2 of this Ordinance. <br />3. Commercial Industrial and Public/Semi-Public District except in the NB <br />Zoning District. More than one principal structure per lot may be allowed <br />in planned developments, provided that all performance standards and <br />appropriate provisions of this ordinance are met for the designated land <br />use zoning district. <br />D. Yards, Open Space and Setbacks. <br />1. Open Space. <br />a. No setback, yard or other open space shall be reduced in area or <br />dimension so as to make such setback, yard or other open space <br />less than the minimum required by this Ordinance, and if the <br />existing setback, yard or other open space as existing is less than <br />• the minimum required, it shall not be further reduced. <br />3-5 <br />
