Phase I grading <br />was approximately 140 acres and Phase II grading was approximately 20 acres. Phase III will <br />grade out the balance of the site, approximately 212 acres. The 4th Addition final plat is within <br />the Phase III grading limits. <br /> <br />PUD Final Plan <br /> <br />Watermark 4th Addition creates 91 single family lots, one (1) HOA clubhouse lot and 5 outlots. <br />The PUD Final Plan is consistent with the PUD Development Stage Plan in regards to the land <br />use plan, street and utilities, parks and open space, lot standards and landscaping. <br /> <br />The following housing types and products proposed for the 4th Addition are consistent with the <br />approved Land Use Plan. <br /> <br />Housing Type Lot Width Housing Product # Lots <br />Single Family 75’ Landmark 28 <br />Single Family 65’ Heritage 14 <br />Single Family 55’-60’ Lifestyle Villas 49 <br />TOTAL 91 <br /> <br />Architectural Standards <br /> <br />Resolution No. 17-133 and Resolution No. 19-131 detail architectural design standards for the <br />entire Watermark development. As required, a Watermark 4th Addition Home Plans summary <br />booklet and Architectural Standards Matrix were submitted. The booklet and matrix detail <br />compliance of the housing products with the resolutions in regards to exterior materials and <br />styles, house elevations and garage and porch requirements. There are 20 different single family <br />house plans with multiple facade and elevation options for a combination of over 100 different <br />housing styles proposed for the 4th Addition. <br /> <br />Color packages and anti-monotony plans will be included with each building permit application <br />to ensure that the homes elevations are varied with a minimum of five different styles and those <br />homes in proximity to each other not look alike in terms of the combination of color of siding, <br />accent and roofing materials.
