The following comments were made on the following <br />documents: <br /> <br />• Watermark 4th Addition Plat prepared by Carlson McCain, received December 14, 2020. <br />• Watermark 4th Addition Sanitary Sewer, Water Main, Storm Sewer, and Street <br />Construction Plans prepared by Carlson McCain, dated December 4, 2020, received <br />December 14, 2020. <br />• Watermark 4th Addition Construction Plans for Turn Lanes, prepared by Carlson McCain, <br />dated December 14, 2020, received December 14, 2020. <br />• Watermark 4th Addition Landscape Plans prepared by Carlson McCain, dated December <br />14, 2020, received December 14, 2020. <br /> <br />The following review comments should be responded to in writing by the applicant. <br /> <br />Engineering <br /> <br /> <br />• Grading <br /> <br />A review of the entire Phase 3 grading plan is underway. The Watermark 4th Addition is <br />part of the Phase 3 grading. The Watermark 4th Addition includes site grading for Crane <br />Drive, Forest Lane, and Watermark Way. <br /> <br />Comments: <br />1. Verify that the low floor elevations for the proposed homes are at least 4-ft <br />above the seasonal high groundwater level and provide low floor elevations <br />on the grading plans. <br />2. See Floodplain section for comments regarding turn lane grading. <br />3. On sheet 16 of the Utility Plans, the high point station is different in the plan <br />view and the profile view. The profile shows the high point at station 10+50 <br />and the plan view shows the high point at station 10+00. <br />4. The typical sections on sheet 23 of the Utility Plans do not match the plans <br />for 4th Addition.
