Watermark Way (Stations 17+70 to 25+61) has sidewalk on the north side of the street. iii. The typical section for Forest Lane north of the roundabout is missing. iv. The typical section for streets 30’ wide B/B does not apply to this addition. 5. The typical sections on sheet 24 of the Grading Plans should be updated to reflect parts i-iii of comment 3 and should also be updated to reflect the following: i. Review all street sections to show sidewalk on correct side of street or on both sides of the street. ii. The grading plans do not show sidewalks along Kronis Cir, Victoria Cir, and Pepin Dr (Station 13+50 to Cul-de-sac). • Stormwater Management Stormwater management for the Watermark 4th Addition has a storm sewer conveyance system , including rear yard drainage systems. Comments: 1. Applicant to submit final design for the stormwater reuse system. 2. Revise Grading and Utility Plan to label “Lake 10” as “Pond 10” to be consistent with other public utility stormwater ponds and the grading plan. 3. Revise Utility Plan to label “Pond20” as “Lake 20” to be consistent with the Grading Pl an. 4. No outlet control structures from stormwater ponds are proposed with the 4th Addition for outlets from Pond 400, Lake 20, or Pond 10. Future additions shall be reviewed for outlet control structures to be consistent with future utility plans. 5. With the rest of the site grading being completed with the 4th Addition, provide details on temporary drainage from stormwater ponds beyond the 4th Addition as storm sewer will not be installed until construction of later additions. 6. Provide Existing and Proposed Total Phosphorus (lb/yr) and Total Suspended Solids (lb/yr) for the entire development site. This information is provided in “treatment volume” for the stormwater ponds in Appendix E, but is required to be calculated in terms of annual loading of the pollutants. Per the MPCA water quality certification permit for this area, the site must not exceed the existing pollutants. Stormwater Irrigation Reuse system should be included as applicable. Acceptable water quality modeling programs include the MPCA MIDS calculator or P8. I 7. Provide the total area irrigated for the stormwater reuse system. 8. Applicant to review storm sewer layout near roundabout radii for conflicts between storm sewer pipe and the proposed lighting and signs. • Water Supply
