Crane Drive and Watermark Way (Stations 7+50 to 17+70) have <br />concrete sidewalk on both sides of the street. <br />ii. Watermark Way (Stations 17+70 to 25+61) has sidewalk on the <br />north side of the street. <br />iii. The typical section for Forest Lane north of the roundabout is <br />missing. <br />iv. The typical section for streets 30’ wide B/B does not apply to this <br />addition. <br />5. The typical sections on sheet 24 of the Grading Plans should be updated to <br />reflect parts i-iii of comment 3 and should also be updated to reflect the <br />following: <br />i. Review all street sections to show sidewalk on correct side of street <br />or on both sides of the street. <br />ii. The grading plans do not show sidewalks along Kronis Cir, Victoria <br />Cir, and Pepin Dr (Station 13+50 to Cul-de-sac). <br /> <br />• Stormwater Management <br /> <br />Stormwater management for the Watermark 4th Addition has a storm sewer conveyance <br />system , including rear yard drainage systems. <br /> <br />Comments: <br />1. Applicant to submit final design for the stormwater reuse system. <br />2. Revise Grading and Utility Plan to label “Lake 10” as “Pond 10” to be <br />consistent with other public utility stormwater ponds and the grading plan. <br />3. Revise Utility Plan to label “Pond20” as “Lake 20” to be consistent with the <br />Grading Pl an. <br />4. No outlet control structures from stormwater ponds are proposed with the 4th <br />Addition for outlets from Pond 400, Lake 20, or Pond 10. Future additions <br />shall be reviewed for outlet control structures to be consistent with future <br />utility plans. <br />5. With the rest of the site grading being completed with the 4th Addition, <br />provide details on temporary drainage from stormwater ponds beyond the 4th <br />Addition as storm sewer will not be installed until construction of later <br />additions. <br />6. Provide Existing and Proposed Total Phosphorus (lb/yr) and Total <br />Suspended Solids (lb/yr) for the entire development site. This information is <br />provided in “treatment volume” for the stormwater ponds in Appendix E, but <br />is required to be calculated in terms of annual loading of the pollutants. Per <br />the MPCA water quality certification permit for this area, the site must not <br />exceed the existing pollutants. Stormwater Irrigation Reuse system should <br />be included as applicable. Acceptable water quality modeling programs <br />include the MPCA MIDS calculator or P8. I <br />7. Provide the total area irrigated for the stormwater reuse system. <br />8. Applicant to review storm sewer layout near roundabout radii for conflicts <br />between storm sewer pipe and the proposed lighting and signs. <br /> <br />• Water Supply <br />
