Staff reviewed the drainage in this area and was <br />concerned that the proposed Lot 2 will direct more water towards adjacent properties and <br />trap water near the eastern property line as the area is flat and landlocked. To mitigate, a <br />catch basin and storm sewer pipe outlet to Second Avenue are being installed. <br />Utilities <br />Sanitary Sewer <br />An 8" sanitary sewer main exists along both Elm Street and Second Avenue. The <br />existing house is connected to municipal sanitary sewer. The new house will also be <br />connected to municipal sanitary sewer. <br />Watermain <br />A 12" watermain exists along Elm Street. The existing house is connected to municipal <br />watermain. <br />A 6" watermain exists along Second Avenue. The new house will also be connected to <br />municipal watermain. <br />Public Land Dedication <br />The City will require cash in lieu of land dedication for the new lot. Lot 1 with the <br />existing house will not be charged a park dedication fee. <br />Park Dedication Fees <br />3 1 <br />Total # of Lots = <br />1 <br />x 2021 Park Dedication Fee <br />$3,160 <br />= Total Due <br />$3,160 <br />Tree Preservation <br />The Environmental Coordinator reviewed the Tree Preservation and Landscaping Plan. <br />Per the October 28, 2020 Environmental Board staff report, a tree inventory/removal list <br />was submitted.
