Rud & Sons, Inc. received on October 6, 2020. Rud & Sons, Inc. <br />m dated September 24, 2020, revised December 23, 2020 <br />U) <br />Engineering <br />0 <br />Co. <br />• General <br />00 <br />N <br />LO The Bald Eagle Minor Subdivision Preliminary Plat proposes to subdivide the existing parcel <br />at 202 Elm Street into 2 single family lots for the purpose of construction of a new single <br />family home. The parcel is located at the intersection of Elm Street and Second Avenue. <br />The existing lot is 1.06 acres (which includes a 33 foot wide easement along Elm Street) and <br />contains a single family home with access from Elm Street. <br />z <br />Lot 1 is proposed to be 27,713 square feet and include the existing home. Lot 2 is proposed <br />be 13,040 square feet and include the building pad for a future home. The future house will <br />a_ have access from Second Avenue and connect into existing municipal sanitary sewer and <br />z water main through service stubs that were installed a past construction project. <br />a <br />1. The Final Construction plans shall include a note that references the current version of <br />the City Standard Specifications for Construction. <br />N <br />UJ <br />• Grading & Stormwater Management <br />U) <br />The Bald Eagle Addition includes site grading for the proposed house pad on Lot 2 and <br />w minimal site grading. The proposed Lot 2 house pad is set at a 908.0 elevation and is <br />approximately 3,011 square feet in area. The proposed garage floor elevation is 908.3 and <br />Cn the driveway has a 6.5% grade and drains towards Second Avenue. <br />w The applicant is proposing approximately 4,393 square feet of new impervious surface for a <br />co proposed driveway and house pad on Lot 2. This is below the 40% maximum impervious <br />
