The <br />applicant is proposing to connect to the southernmost sanitary service stub along 2nd <br />Avenue. It is recommended that the additional sanitary service stub is removed in the <br />future when 2nd Avenue is reconstructed. <br />Transportation <br />The site is located at the intersection of Elm Street and Second Avenue. There is currently a <br />33-ft wide easement along Elm Street on the north side of the property. The Second Avenue <br />right-of-way varies in width, but is 80-ft wide at a minimum and shall remain 80-ft wide near <br />the property. Elm Street and Second Avenue are city streets. <br />Comments: <br />Film Street is a r.Jlo.-+.,r Iread, <br />WhiGh r s 40-f+ .,f Fight of way. <br />.,E Roog: Forty (40) feet of right ef_wa R Elm Street is being dediGate ! <br />• Wetlands and Mitigation Plan <br />There are no existing wetlands on Bald Eagle Addition. <br />• Landscaping <br />Staff does not have any comments on this time. <br />• Floodplain <br />There are no existing floodplains on Bald Eagle Addition. <br />Drainage and Utility Easements <br />As described on the preliminary plat, the applicant is proposing drainage and utility <br />easements along lots lines that are 5-ft wide along the side lot lines and 10-ft wide along the <br />right-of-way and rear lot lines. <br />Per City Code, the City requires 10-ft wide drainage and utility easements along lot lines and <br />allows these easements to be centered on common rear and side lot lines.
