The new house will also be connected to <br />municipal watermain. <br /> <br />Public Land Dedication <br /> <br />The City will require cash in lieu of land dedication for the new lot. Lot 1 with the existing <br />house will not be charged a park dedication fee. <br /> <br />Park Dedication Fees <br />Total # of Lots = 1 <br />x 2021 Park Dedication Fee $3,160 <br />= Total Due $3,160 <br /> <br />Tree Preservation <br /> <br />The Environmental Coordinator reviewed the Tree Preservation and Landscaping Plan. <br />Per the October 28, 2020 Environmental Board staff report, a tree inventory/removal list was <br />submitted. Trees removed are in the basic use area and will not require mitigation trees to be <br />planted. <br /> <br />Landscaping <br /> <br />Canopy cover, foundation landscaping, open area landscaping and buffer and screens are not <br />required for the 2 lot residential subdivision. <br /> <br />Boulevard Trees <br /> <br />Residential lots require one boulevard tree per frontage. In this case, both parcels 1 and 2 have <br />existing trees in the right-of-way that will satisfy this requirement. <br /> <br />Sod and Ground Cover <br /> <br />All disturbed areas shall have appropriate ground cover in accordance with Section <br />1007.043(17)(h). <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An Environmental Assessment Worksheet is not mandated. The two (2) unattached residential <br />units are under the 250 unattached unit threshold required for a mandatory EAW. <br /> <br />Wetlands <br /> <br />There are no wetlands on site. <br /> <br />Floodplain <br />
