Drainage and utility easements at least ten (10) feet wide are required and shown along <br /> all lot lines. An oversized drainage and utility easement exists on Lot 2 in the rear yard <br /> over the stormwater management facility. <br /> Storm Water Management and Erosion and Sediment Control <br /> Per the March 25, 2021 RCWD CAPROC, a stormwater infiltration basin is not required <br /> per RCWD rules. However, a stormwater BMP is still needed to meet City stormwater <br /> requirements because the site is over one (1) acre. The applicant is proposing to meet <br /> City stormwater requirements by constructing an infiltration basin in the south corner of <br /> Lot 2. The bottom of the infiltration basin is 906.5 and the HWL of the basin is 907.51, <br /> which both meet freeboard requirements in Table 6 of the City ordinance. <br /> Utilities <br /> Sanitary Sewer <br /> An 8" sanitary sewer main exists along Lois Lane. The existing house is connected to <br /> municipal sanitary sewer. The new house will also be connected to municipal sanitary <br /> sewer. <br /> Watermain <br /> An 8"watermain exists along Lois Lane. The existing house is currently on a private <br /> well. A 1"water lateral is stubbed to Lois Lane but is not connected to the house. The <br /> existing house shall connect to municipal watermain. <br /> The new house will also be connected to municipal watermain. <br /> Public Land Dedication <br /> The City will require cash in lieu of land dedication for the new lot. Lot 1 with the <br /> existing house will not be charged a park dedication fee. <br /> Park Dedication Fees <br /> Total#of Lots = 1 <br /> x 2021 Park Dedication Fee $3,160 <br /> = Total Due $3,160 <br /> Tree Preservation <br /> The Environmental Coordinator and Board reviewed the Tree Preservation and <br /> Landscaping Plan.
