LOT LINE, FRONT. The lot line separating a lot from the street right-of-way <br /> along the lot frontage. <br /> The rezoning to R-1, Single Family Residential and the subdivision of the existing lot <br /> into two (2) lots now creates 2 compliant, standard parcels in regards to lot width and lot <br /> size. The front lot line for the existing house on proposed Lot 1 still remains along Lois <br /> Lane even though the front of the house and driveway face Meadow View Trail. This is <br /> important to note because the existing detached garage is currently non-conforming <br /> because it is closer to the front lot line than the principal building. It will remain non- <br /> conforming after platting and subject to regulations on non-conformities. <br /> Building Requirements <br /> At the time of building permit, the single family house proposed on Lot 2 will be <br /> reviewed for compliance regarding floor area, garage and design and construction <br /> standards. <br /> Subdivision Ordinance <br /> The legal description of the parcel is Lot 14, Block 3, Mar Don Acres and was platted in <br /> 1978. Similar residential subdivisions of Mar Don Acres lots have been approved in <br /> previous years (Cavegn Estates-2006, Hailey Manor-2007, Isabell Estates-2014 and <br /> Golden Acre-2017). <br /> Conformity with the Comprehensive Plan and Zoning Code <br /> The preliminary plat is consistent with the comprehensive plan for low density residential <br /> development and zoning code requirements for R-1, Single Family Residential as <br /> discussed above. <br /> Blocks and Lots <br /> The preliminary plat contains Lot 1 and Lot 2, Block 1, Butler Addition. As noted above, <br /> Lot 1 contains the existing house and Lot 2 proposes a new single family home. <br /> Streets and Alleys <br /> Lot 1 is served by Meadow View Trail which is a local road. The existing road right-of- <br /> way is 60 ft. No addition road right-of-way is required. <br /> Lot 2 is served by Lois Lane which is a minor collector road. The existing road right-of- <br /> way width is 60 ft which is consistent with previously approved plats in the area. No <br /> additional road right-of-way is needed. <br /> Easements <br /> 5 <br />
