Rud &Sons, Inc., dated March 8, 2021, <br /> received March 8, 2021 <br /> z 00 Butler Addition Civil Plans prepared by Plowe Engineering, Inc. dated December 23, <br /> m 2020, received March 8, 2021 <br /> Engineering <br /> 0 <br /> ,It <br /> 0 General <br /> 00 <br /> The Butler Addition Preliminary Plat proposes to subdivide the existing parcel at 7870 <br /> Meadow View Trail into 2 single family lots for the purpose of construction of a new single <br /> 0 <br /> family home. The parcel is located at the intersection Lois Lane and Meadow View Trail. The <br /> existing lot is 1.01 acres and contains a single family home with access from Meadow View <br /> Trail. <br /> z <br /> Lot 1 is proposed to be 24,975 square feet and include the existing home. Lot 2 is proposed <br /> be 19,425 square feet and include the building pad for a future home. The future house will <br /> a have access from Lois Lane and connect into existing municipal sanitary sewer and water <br /> z main through service stubs that were installed a past construction project. <br /> a <br /> Comments: <br /> 1. The Final Construction plans shall include a note that references the current version of <br /> W the City Standard Specifications for Construction. <br /> Grading & Stormwater Management <br /> W The Butler Addition includes site grading for the proposed house pad on Lot 2, an <br /> infiltration basin on Lot 2, and minimal site grading. The proposed Lot 2 house pad is set <br /> = at a low floor elevation of 907.65 and is approximately 2,095 square feet in area. The <br /> proposed garage floor elevation is 912.95 and the driveway has a 7.38% grade and drains <br /> W towards Lois Lane. <br /> CO <br />
