This is below the 40% maximum impervious <br /> surface cover as stated in the City of Lino Lakes Zoning code for R-1, Single Family <br /> Residential. <br /> The Rice Creek Watershed District stated in the CAPROC for the site that a stormwater <br /> BMP is not needed. However, a stormwater BMP is still needed to meet City stormwater <br /> requirements because the site is over one (1)acre. The applicant is proposing to meet City <br /> stormwater requirements by constructing an infiltration basin in the south corner of Lot 2. <br /> The bottom of the infiltration basin is 906.5 and the HWL of the basin is 907.51, which both <br /> meet freeboard requirements in Table 6 of the City ordinance. <br /> Comments <br /> 1. An erosion control plan will be required with the building permit <br /> 2. Applicant to show contours extending 100 feet beyond the property lines, per City <br /> ordinance. <br /> 3. Confirm the Low Entry Elevation and Low Floor Elevation of the existing house. The <br /> HWL of the proposed basin must be 2-ft lower than the low entry elevation of all <br /> surrounding properties, and the Low Floor Elevation must be equal to or higher than <br /> the bottom elevation of the infiltration basin. Low Floor Elevation shall include any <br /> basements or crawl spaces. According to city records, the low floor elevation 548 Lois <br /> Lane is 908. Please note these elevations in the drainage report. <br /> • Water Supply <br /> There is existing 8-inch diameter ductile iron pipe (DIP)water main along Lois Lane north <br /> of the site. There are three water service stubs extended to the property from Lois Lane— <br /> one to the existing house and two to eastern portion of the existing parcel. <br /> Both the existing home and proposed home will be required to connect to the City's water <br /> system. The applicant is proposing to connect the existing home to the westernmost water <br /> service stub and the proposed house to the easternmost water service stub. It is <br /> recommended that the additional water service stub is removed in the future when Lois <br /> Lane is reconstructed. <br /> • Sanitary Sewer <br /> There is existing 8-inch diameter poly-vinyl chloride (PVC) sanitary sewer along Lois Lane <br /> north of the site. The existing house is connected to the sanitary sewer on Lois Lane. <br /> There are two additional sanitary service stubs extended to the property from Lois Lane. <br /> The proposed home will be required to connect to the City's sanitary sewer system. The <br /> applicant is proposing to connect to the easternmost sanitary service stub along Lois <br /> Lane. It is recommended that the additional sanitary service stub is removed in the future <br /> when Lois Lane is reconstructed. <br /> • Transportation <br /> The site is located at the intersection of Meadow View Trail and Lois Lane. Both Meadow <br /> View Trail and Lois Lane have 60-ft wide right-of-ways. Meadow View Trail and Lois Lane <br /> are local city streets and have capacity to handle the additional traffic from the new lot. <br /> Butler Addition Engineering Review <br />
