Ms.Katie Larsen
4/72021
Page 3
The applicant is proposing to access Lot 2 from Lois Lane. The proposed driveway is
approximately 230 feet from the center of the Meadow View Trail and Lois Lane intersection.
• Wetlands and Mitigation Plan
There are no existing wetlands on Butler Addition.
• Landscaping
Staff does not have any comments on this time.
• Floodplain
There are no existing floodplains on Butler Addition.
• Drainage and Utility Easements
The existing parcel currently has 10-ft wide easements along Meadow View Trail on the
west side of the property and along Lois Lane on the north side of the property. The existing
parcel has 5-ft wide easements along adjacent properties to the south and to the east.
As shown on the preliminary plat, the applicant is proposing to maintain the 10-ft wide
easements along Meadow View Trail on the west side of the property for Lot 1 and along
Lois Lane on the north side of the property for both Lots 1 and 2. The easements along the
shared property line between Lots 1 and 2 are 10-ft wide.
The easement along the southern property line of Lot 1 is 10-ft wide and the easement
along the east property line of Lot 2 is 5-ft wide. The southern portion of Lot 2 has a large
drainage and utility easement proposed that encompasses the proposed infiltration basin.
Per City Code, the City requires 10-ft wide drainage and utility easements along lot lines and
allows these easements to be centered on common rear and side lot lines. The proposed
preliminary plat meets these requirements.
00 Development Agreement
A Development Agreement will be required with the final plat.
00 Grading Agreement
A Grading Agreement is not applicable at this time.
• Stormwater Maintenance Agreement
The infiltration basin will be privately maintained and a Stormwater Maintenance Declaration
will be required at the time of the final plat.
• Permits Required
Butler Addition Engineering Review
