Ms.Katie Larsen
4/7/2021
Page 3
3. Note that all future developments require review for compliance with the Otter
Crossing Stormwater Management Plan and will have to meet the impervious
surface requirements for the site, or will have to re-evaluate the stormwater BMPs
as needed.
4. The City recommends removal of filtration draintile noted on plans and in
stormwater management report. Filtration area cannot drain per RCWD and MPCA
recommendations because the draintile basin surface area is shown at 910, and
the NWL of the basin is 910.75
5. Notes for 100yr HWL and NWL are covered by contour lines. Fix label so they are
visible. NWL is noted as 910, but HydroCAD model and OCS-100 show NWL at
910.75.
6. In Section 2 of the Stormwater Management Report, the "Basin Treatment Volume"
table uses a proposed volume based on NWL of 910.0. Confirm NWL of the basin.
7. Show elevation of grate overflow on OCS-100 Detail to confirm HWL of 912.2 does
not flow into grate. If elevation of grate overflow is less than 912.2, add grate
overflow to HydroCAD model and update HWL.
8. Grading Plan Sheet 3.1 shows a note for Basin 1 P EOF at 910.1. Update so that
EOF note is at 913.5 elevation spot noted.
• Water Supply
There is existing 16-inch diameter ductile iron pipe (DIP)watermain along Otter Lake
Road east of the site. There is an existing 8-inch diameter DIP watermain stub at the
intersection of Otter Lake Road and the existing private road. The City of Lino Lakes
Comprehensive Plan does not designate any trunk watermain going through this site.
The applicant is proposing an 8-inch diameter PVC watermain to serve the development.
The watermain will extend from the east(Otter Lake Road) along Street A(the private
road) and dead end at the end of the proposed private road. A 6-inch diameter PVC
watermain service is proposed to service the building.
Comments:1. The Deputy Director of Public Safety_ Fire
ire division has reviewed the hydrant
layoutlayout and has suggested moving the proposed hydrant on the oast side of the
building to the north side of the building n the seeded area between narking
stalls The hydrant was m red to the north side of the building
• Sanitary Sewer
There is an existing 8-inch diameter poly-vinyl chloride (PVC) sanitary sewer stub at the
intersection of Otter Lake Road and existing private road. The invert of the stub is
approximately 898.04 and is to be field verified.
The applicant is proposing to serve the development with 8-inch diameter PVC sanitary
sewer. A 6-inch diameter schedule 40 service pipe is proposed for the proposed building.
Comments:
1. Applicant shall consider a cleanout for the sanitary service. The plumbing
contractor will determine a location for cleanouts per the plumbing code.
2. Grease Traps should be internal to the building and will be reviewed with the
building permits.
Otter Crossing Engineering Review
