CITY OF LINO LAKES <br /> RESOLUTION NO.21-20 <br /> RESOLUTION APPROVING THE PUD FINAL PLAN/FINAL PLAT <br /> FOR WATERMARK 4th ADDITION <br /> WHEREAS,the City received an application for Watermark 4th Addition PUD Final <br /> Plan/Final Plat approval hereafter referred to as Development; and <br /> WHEREAS, City staff has completed a review of the proposed Development based on <br /> the following plans and information: <br /> • Cost Estimate Summary prepared by Carlson McCain dated December 14, 2020 <br /> • 4th Addition Specification Book prepared by Carlson McCain dated December 4, <br /> 2020 <br /> • Stormwater Management Plan prepared by Carlson McCain dated December 14, <br /> 2020 <br /> • Final Plat prepared by Carlson McCain <br /> • Sanitary Sewer,Water Main, Storm Sewer and Street Construction Plans prepared <br /> by Carlson McCain dated February 22, 2021 <br /> • Construction Plans for Turn Lanes by Carlson McCain dated February 22, 2021 <br /> • Site Landscape Plan prepared by Carlson McCain dated March 3, 2021 <br /> • Grading, Development& Erosion Control Plan prepared by Carlson McCain <br /> dated February 19, 2021 <br /> • Roundabout Sight Distance,Fast Path and Turning Exhibits prepared by Carlson <br /> McCain received February 24, 2021 <br /> • Re-Use Irrigation Plan prepared by Irrigation Doctor, Inc. dated April 18,2019 <br /> • Watermark 4th Addition Home Plans Booklet prepared by Lennar dated December <br /> 14, 2020 <br /> • Watermark Architectural Standards Matrix; and <br /> WHEREAS,the City Council the approved the PUD Development Stage <br /> Plan/Preliminary Plat with Resolution No. 16-51 on June 13, 2016; and <br /> WHEREAS,the Planning&Zoning Board reviewed and recommended approval of the <br /> Development on January 13, 2021; and <br /> WHEREAS,the proposed Development is not considered premature and meets the <br /> performance standards of the subdivision and zoning ordinance; and <br /> NOW,THEREFORE BE IT RESOLVED by The City Council of The City of Lino <br /> Lakes hereby makes the following: <br /> FINDINGS OF FACT <br /> 1 <br />
