The applicant submitted a spreadsheet detailing that minimum lot areas <br />are 10,800 sf. The average lot size is 14,120 sf. <br /> <br />Building Type and Construction <br /> <br />At the time of building permit, each individual single family dwelling unit will be <br />reviewed for compliance with Section 1007.043(2)(a), General Building Provisions and <br />Section 1007.090(4), Building Requirements regarding floor area, garage and design and <br />construction standards. <br /> <br />Per Section 1007.042(5)(b)1.e., air conditioning or heating equipment shall be five (5) <br />feet from any rear lot line and ten (10) feet from any side lot line. No encroachment shall <br />be permitted in existing or required drainage and utility easements. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for low density residential <br />development. The preliminary plat is also compliant with zoning ordinance performance <br />standards for the R-1 zoning district with some minor revisions.
