Again for the development as a whole the developed, as <br /> indicated in his cover letter wishes to meet park dedication on a <br /> per phase basis using a system of banking and credits. should the <br /> land dedication of one of the phases fall below the park dedication <br /> requirements of the phase being considered, then the developer <br /> would submit a cash dedication to be released upon further <br /> dedication. <br /> The over all proposed park dedication of the developer exceeds the <br /> land dedication requirements of the project as a whole. Referring <br /> to the break-out sheet again, the total buildable upland of the <br /> project is 195.8 acres, with a total land dedication of 40.6 acres. <br /> The large area to the north is the largest share of this totaling <br /> 24.5 acres. This area is considered floodplain, however city code <br /> allows for the use and development of floodplain as park. In <br /> respect to the overall dedication , the developer wishes to exceed <br /> his required park dedication needs. <br /> OPTIONS <br /> 1. Accept the park dedication for phases 1, and 2 land and trails <br /> based on the over all concerns of this development. The <br /> recommendation should include the banking, credits, and cash <br /> assurances. Further should the land area to the north not be <br /> developed, that the developer would give written assurances of a 10 <br /> acre site in the area shown as Phase 5. <br /> 2.
