10"N the end of October. The findings of this study may provide <br /> additional information as to the traffic patterns associated with <br /> this plat. <br /> Performance Standards. As a condition of preliminary plat <br /> approval, the proposed development will be required to comply with <br /> applicable performance standards. Compliance with City development <br /> standards will further be evaluated in the preliminary plat review. <br /> Preliminary Plat Review <br /> In addition to the rezoning request, the applicant has requested <br /> simultaneous preliminary plat approval of the Clearwater Creek <br /> subdivision. In referenced to the previously submitted sketch <br /> plan, the preliminary plat under review constitutes the first phase <br /> of a multi-phase development. <br /> Blocks. According to the Ordinance, the maximum length of blocks <br /> shall be 1, 500 feet. All proposed block lengths have been found to <br /> comply with City block length requirements . <br /> Density. Within R-1 Zoning Districts, the maximum number of <br /> dwelling units per buildable acre must not exceed 3 .2 . With a <br /> total of 157 dwelling units being proposed upon the subject 55 <br /> buildable acres (121 acres less 66 acres devoted to wetlands) , the <br /> density of 2 . 9 units per acre is being proposed. <br /> Lot Area. Within R-1 Zoning Districts, a minimum lot area of <br /> 10, 800 square feet must be provided (exclusive of wetlands) . the <br /> submitted preliminary plat identifies the gross and net areas of <br /> all proposed lots . In review of the plat, all proposed lots have <br /> been found to meet minimum R-1 District lot area requirements . <br /> Lot Width. In the R-1 District, interior lots must provide not <br /> less than 80 feet of width. Corner lots in the district must not <br /> provide less than 105 feet of width. All proposed lots have been <br /> found to meet or exceed R-1 lot width requirements as measured from <br /> the setback line. <br /> Lot Depth. In the R-1 District, a minimum lot depth of 135 feet is <br /> required or 145 feet if a lot has double frontage. Lot depths are <br /> measured by taking the average length of the two side property <br /> lines, as homes are typically constructed in the middle of lots . <br /> In review of the submitted preliminary plat, a number of double <br /> frontage lots fail to provide the required 145 feet of depth. <br /> Specifically, the following lots provide insufficient lot depths : <br /> Block 1, Lots 1-6 <br /> Block 7, Lot 1 <br /> 6 <br />
