It is important to note that while commercial stables are usually associated with horses, <br /> the property owner may have other farm animals such as cows, chickens, goats etc. as <br /> long as the total number of animal units do not exceed the approved amount. During the <br /> 2020 CUP application process, Mr. Stowe stated the following types and numbers of <br /> farm animals were on the Subject Site: <br /> Animal # of Animals Animal Unit Total#Animal <br /> IL Units <br /> Cow (500 pounds) 4 0.5 2 <br /> Horse 20 1.0 20 <br /> Chickens 20 .003 0.06 <br /> TOTAL 22.06 <br /> Grading Plan and Stormwater Management <br /> Although a grading plan and stormwater management plan is not specifically required for <br /> the conditional use permit amendment or variance application, all efforts shall be made to <br /> prevent manure waste and runoff from draining into ditches and wetlands. <br /> Public Utilities <br /> The house and arena are served by private well and septic system. The property owner <br /> has provided documentation that the septic system and drain field have been inspected <br /> and determined to be in compliance with state requirements and sized for intended use. It <br /> should also be noted that any future improvements required for restrooms shall be ADA <br /> compliant. <br /> Wetlands <br /> Wetlands are located on the Subject Site. An approved wetland delineation is not <br /> required for the conditional use permit application; however, Rice Creek Watershed <br /> District(RCWD)may require one. The property owner shall work with RCWD, ACD <br /> and the City regarding the potential need for restoration of the wetlands on the site that <br /> were previously filled. The Property shall be in compliance with all City and other <br /> regulatory agency requirements or the conditional use permit may be revoked. No <br /> manure waste shall be stored or spread within 50 ft of a wetland and a 50 ft wide <br /> vegetated wetland buffer shall be maintained. <br /> Floodplain <br /> The 2015 DFIRM indicates Zone A floodplain on the Subject Site. No manure bins or <br /> manure storage shall be located in the wetlands or floodplain. <br /> Accessory Structures <br /> 5 <br />
