ti <br /> AGENDA ITEM <br /> STAFF ORIGINATOR: Marty Asleson <br /> DATE: 8/29/94 <br /> TOPIC: Woods of Baldwin Lake II <br /> BACKGROUND <br /> Rockey Goertz, owner of Klosner Goertz Homes Inc. , submitted the <br /> attached proposal for development west of the Woods of Baldwin Lake <br /> and the Woodridge Development areas. Please see the attached <br /> vicinity map and land use data. <br /> This development is 5.59 acres in size and is zoned R-IX. The <br /> minimum lot sizes are 12,825 sq. ft. for a housing density of 2.32 <br /> lots per acre, and a total of 13 single family lots. <br /> This area has been an area of frustration in the acquisition of <br /> adequate amounts of park open space. The areas that we have been <br /> focussing on for future park area potentials are situated south and <br /> east of this area south of Oakwood Lane and possibly to the west of <br /> the southern portion of Oakwood Lane, as well as the possibilities <br /> that might exist in the Regional Park. The service area for any <br /> neighborhood park area ideally should be as centrally located as <br /> possible, and within a reasonable walking distance from residents. <br /> The Developer is proposing a cash dedication for this development. <br /> There are no trail needs as defined by our Comprehensive Plan. <br /> The cash dedication would be in accordance with our park dedication <br /> formula. According to the unqualified information that we have <br /> received from the developer, the raw land value with two houses <br /> came to $307,500.00 for this 5.9 acres. Subtracting the purchase <br /> price for two houses that were located on the property ( the houses <br /> sold for $85,000, and $75,000 for a total of $160,000 ) the land <br /> purchase price came to $147,500. The Park dedication for this <br /> parcel would thus be $1,470.00. This money in my estimation would <br /> be best served in purchasing a piece of the church property south <br /> of Oakwood Lane as part of a larger plan to meet park land acreage <br /> needs. <br />
