Evaluation of Sites for Park, Recreation, and Forestry Department <br /> South Athletic Complex City of Lino Lakes <br /> Evaluation Sheet for Parcel "C" <br /> Location: Holly Drive and Cedar Lake Zoning Status:Rural <br /> L-l <br /> Size: Approximately 86.5 Acres MUSA Line Status:Outside Current Metropolitan Urban Services Area <br /> Evaluation Criteria Evaluation Statements <br /> Location The site is located on the east side of Cedar Lake,a large wetland area. it is bounded on the <br /> "Is the site centrally located with respect to north by Holly Drive,a proposed collector street.However,Holly Drive is currently not a through <br /> user populations and other park system road. It is also one of the more centrally located of the sites being considered. <br /> components?" <br /> Site Size,Shape,and Orientation The site is approximately 86.5 acres in size,of which about 28.5 acres are classified as <br /> "Are these conducive to the type of facilities wetlands.Another five acres fall within a utility easement. For the most part,the wetlands <br /> programmed for this site?" follow the edge of Cedar Lake.However,they also encroach into the central area of the site, <br /> posing some additional constraints on facility design and layout. The higher areas outside the <br /> wetlands are suitable for this type of development. <br /> Topography Rolling topography is exhibited on the higher ground across much of the site. Although the <br /> ,#'Nil slopes and drainage patterns inhibit existing grades should not pose a significant constraint on development,the cost of grading <br /> ✓elopment?" would probably be greater on this site than at least some of the others. Providing positive <br /> drainage away from the playing fields and controlling storm water runoff should not pose any <br /> significant problems. <br /> Soils Most of the higher, non-wetland areas have loamy fine sand or fine sandy loam soils. Although <br /> "Are subsoils and topsoils suitable for this topsoil is limited,the subsoils are acceptable for this type of development. <br /> type of development?Will the watertable <br /> interfere with development?" <br /> Vegetation/Wetlands As stated,about 28.5 acres are classified as wetlands,which are protected.
