Evaluation of Sites for Park, Recreation, and Forestry Department <br /> South Athletic Complex City of Lino Lakes <br /> .,an Services Although the site lies outside the Metropolitan Urban Services Area (MUSA),public utilities(i.e., <br /> "Can the site be serviced by public utilities, water and sanitary sewer)are readily available just to the north from both West Shadow Lake <br /> including water,storm sewer,sanitary sewer, Drive and Coyote Trail. A revision to the MUSA line would be required. <br /> electrical ,and telephones?" <br /> Surrounding Land Use New residential subdivisions(that lie within the MUSA line)abut the north side of the site.Since <br /> "What impacts will development have on these subdivisions exhibit higher housing densities than the residential developments abutting <br /> surrounding land uses?" the other sites,site development will have a greater impact on existing residential properties. <br /> This would most likely be in the form of light spillage from field lighting. Development may also <br /> impact existing residential properties that abut the east side of the site—although the mature <br /> trees should provide a reasonable buffer and help minimize these concerns. The other areas <br /> surrounding the site include scattered residential properties,agricultural or.fallow lands,and <br /> small woodlots.Site development should have minimal impact to these areas. <br /> Archaeological Significance Based on a cursory review,there are no recorded findings of historicallcuttural artifacts on this <br /> "Is there any potential that historical/cultural site.
