Because this landuse does not directly require <br /> parks , it seems that a plausible alternative approach would be to require half <br /> the percent amount (5 %) which could be taken if the same site was residential <br /> landuse. <br /> RECOMMENDATIONS <br /> 1 . The land dedication section should be amended to reflect a formula based <br /> upon 10 percent of the development area. <br /> 2 . It is recommended that the complex cash dedication density based system for <br /> residential properties be dropped and instead be replaced by a simple <br /> fee per dwelling unit formula as follows: <br /> Cash dedication based upon <br /> Single Family - $ 460/unit <br /> Duplex - $ 360/unit <br /> Multi-Family - $ 260/unit <br /> OR <br /> 10 percent of the fair market value of the undeveloped site, whichever is <br /> greater. <br /> 3. The cash dedication for commercial/industrial landuse should be changed to <br /> a percentage fee based upon 5 percent of the fair market value of <br /> the undeveloped property. <br /> L <br />
