�-t CITY OF INVER GROVE HEIGHTS <br /> DAKOTA COUNTY, MINNESOTA <br /> ORDINANCE NO. <br /> AN ORDINANCE AMENDING INVER GROVE HEIGHTS CITY CODE <br /> SECTION 510 . 09 , SUBDIVISION 9 , SUBSECTIONS 9 , 18 AND 19 <br /> RELATING TO PARK DEDICATION AND CONTRIBUTION <br /> REQUIREMENTS FOR THE PLATTING OF PROPERTY <br /> The City Council of Inver Grove Heights ordains : <br /> Section 1 . AMENDMENT. Inver Grove Heights City Code , <br /> Section 510. 09 , subdivision 9 , subsection 9 is hereby amended <br /> to read : <br /> Subsection 9 . Residential Dedication Requirements . To <br /> satisfy park dedication requirements, owners and <br /> subdividers of residential land shall be required to <br /> dedicate land to the City for park, playground, 'trails and <br /> public open space , in accordance with one of the following <br /> three criteria, at the option of the City . <br /> The required land dedication and/or payment of fees-in-lieu <br /> of land dedication shall be made at the time of final plat <br /> approval , except however , in the case of multiple <br /> residential developments requiring a conditional use <br /> permit , where the conditional use permit approval occurs <br /> other than at the time of final plat approval , the required <br /> land dedication and/or payment of fees-in-lieu of land <br /> dedication shall be made at the time the conditional use ` <br /> permit is approved . Provided, however , that the City <br /> Council , by written agreement with the landowner , may allow <br /> up to two years after final plat to pay the contribution <br /> fees upon such terms and conditions deemed appropriate by <br /> the Council . <br /> Option A. The dedication of that amount of land required <br /> by the City for park , playground trails and <br /> public open space based upon the approved <br /> I <br /> ensity of the development in accordance with <br /> the chart below. The percentage from the chart <br /> below shall be applied to the area of the site <br /> for which density is calculated . <br /> Land to be Dedicated <br /> Dwelling Units Per Acre ( % of Total ) <br /> 2 . 5 or less 10 <br /> Greater than 2 . 5 through 10+ ( actual density <br /> 12 - 2 ) <br /> More than 12 20+ ( 1/2 actual <br /> density - 6 ) <br />
