About three or four <br /> years ago, roughly half of all places in the metropolitan <br /> did not require any park dedication for commercial or <br /> industrial development. Obviously the trend has been toward <br /> the requirement . Moreover most places require ten percent <br /> of the site if land is taken. <br /> The second trend (neither are shown in the first table) with <br /> park land dedication is the use of a formula other than "ten <br /> per cent of the value of the undeveloped land" when cash is <br /> chosen instead of land. <br /> FORMULA REQUIREMENTS FOR DETERMINING <br /> COMMERCIAL AND INDUSTRIAL LAND <br /> DEDICATION PAYMENTS <br /> PLACE FORMULA FOR DEDICATION <br /> Apple Valley $15 , 000 per acre X 10 percent <br /> of land area <br /> Eden Prairie $2, 300 per acre <br /> Woodbury $1 , 200 per acre industrial <br /> $1 , 500 per acre commercial <br /> $1 , 000 per acre office <br /> Eagan Four cents per square foot <br /> of development minus <br /> roadways <br /> It ' s interesting that the places going to the formula are <br /> all fast growing, quality oriented communities . One of the <br /> main 'reasons for the formula is ease of negotiation. <br /> Instead of requiring proof of the land' s value, the city <br /> quickly multiplies the amount by the size of the parcel and <br /> the cash amount if determined. Clearly this is the trend <br /> and ten years from now many more places will be using <br /> commercial/industrial formulas . <br />
