PLANNING & ZONING BOARD <br /> JULY 8, 1992 <br /> B. 92-24 Royal Oaks Realty, 985 Birch Street, Subdivision <br /> M.K. Wyland reviewed this request which is to split the property at <br /> 985 Birch into two parcels of property approximately 104' wide by <br /> 208' deep. The property is Zoned R1 Residential and sewer and <br /> water is available to serve the site. <br /> MOTION: Mesich moved approval of the request provided the existing <br /> dwelling at 985 Birch Street is connected to the sewer and water. <br /> Nordine seconded the motion. All voted aye. Motion carried. <br /> C. 92-26, Salberg, 7678 20th Street, Subdivision <br /> M. K. Wyland reviewed this request which is to rearrange lot lines <br /> to provide for the sale of an existing home and acreage. The new <br /> lot arrangement would provide a parcel of property 8.765 acres in <br /> size thereby requiring a variance for 1.235 acres. <br /> MOTION: After some discussion Gelbmann stated that there was no <br /> apparent hardship in not meeting the 10 acre requirement as <br /> adequate acreage is available to the rear of this property, <br /> therefore he would recommend Option 1 of the Staff Report approving <br /> the realignment of lot lines with the addition of acreage from the <br /> east to provide a total of 10 acres for the new parcel. Landers <br /> seconded the motion. All voted aye. Motion carried. <br /> D. 92-27 Cottage Homesteads, Rezoning on Elm Street <br /> Al Brixius, NAC, advised the Planning & Zoning Board that the staff <br /> had met with the developer just prior to the meeting and determined <br /> that some changes in the site plan would be required. It was <br /> therefore recommended that this item be held over until next month <br /> to allow the developer time to redesign the site plan. Chairman <br /> Schaps advised the audience that this item would be held over until <br /> the August 12th meeting of the Planning & Zoning Board. <br /> E. 92-29 Roger Kolstad, Carl & Thomas Street, Variance <br /> Al Brixius, NAC, reviewed this request which is to allow a 3 ton <br /> road to be extended at a width of 241 . The Code has changed since <br /> the Lino Air Park was originally approved and constructed and the <br /> requirements now include a 7 ton roadway with a 33' width. Mr. <br /> Brixius explained that there is no apparent hardship in this case <br /> �. and would recommend denial of the variance request. <br /> Mr. Kolstad was present and stated that when the ordinance was <br /> changed concerning the width of streets his subdivision was of <br />
