I'!'EM 6- A <br /> STAFF ORIGINATOR Marty AslesQn <br /> DATE November 29i 1993 <br /> TOPIC Development Proposal, Fox Trace <br /> AGR <br /> Fox Trace is a 25.67 Acre subdivision proposal by Clyde Rehbein. <br /> The Parcel is located in the NE 1/4 of section 31. The parcel is <br /> just south of the Rehben bus company land and is bounded by Ware <br /> road on the east, and state highway 49 on the west. <br /> In reference to the Lino Lakes Park Plan and Development Guide <br /> there is no need for land dedication on this parcel. Thus the park <br /> dedication would be based on the park dedication formula of fair <br /> market value, and housing density considerations. Mr. Rehbein has <br /> included his purchase agreement showing that he paid $350,000 for <br /> the 25 acres of land in this subdivision proposal. Actually the <br /> figure that I have is 25.67 acres. This amounts to <br /> $13634.59/acre.Placing these figures into our dedication formula: <br /> $13634.59/Acrg x 25.67 Acres x -.10 <br /> 55 lots <br /> $636.36/lot or $35,000 per development <br /> There are three areas of trail concerns around this ,subdivision <br /> proposal. Referring to the comprehensive plan, a short segment of <br /> trail section 28 would be needed on the western or hwy 49 side. <br /> As with trail segments in other subdivisions that boarder county or <br /> state roads as long as the developer has obtained ' permits to <br /> install trails on the right of way, it seems appropriate to do so. <br /> Trail segment 1 28 is a transportation trail 2.2 miles in length. <br /> Trail segment 1 29 is a tra"portation trail that is also 2,.2 miles <br /> in length that runs along Ware Road and 62nd Street. , The 'segment <br /> on the Western side or the Ware Road side of the Development <br /> follows a city state-aid road. Again it is appropriate to place <br /> the trail on the road right-of-way if there is room. The Trail <br /> segment that heads to the .west from Ware Road on 62 nd street. <br /> follows a paper road easement. Clyde Rehbein is proposing that <br /> this Road Right'-of Way be abandoned. As of this time 1 have not <br /> been able to get an answer on this', since this has not been -to <br /> design review yet. The trail could`"be placed there if this roar, <br />
