The Woods of Baldwin Lake developer, Mr. Clyde
Rehbein, has proposed a development of approximately 10. 16 acres.
This development is intended to be a single family subdivision
located along proposed White Pine Road and Oakwood Lane. The site
lies directly south of the Rice Creek County Regional Trail Park.
There are plans for 16 lots. The preliminary plat is ready to move
on to the council for approval pending the outcome of tonight's
meeting.
The total of dedicated park land being proposed is 2 . 18 acres, of
which approximately 1 acre is wetland. However, the dry land total
would satisfy the 10% land dedication requirement. The park land
being dedicated lies just east of Oakwood Lane.
This park would be classified as a mini park and would temporarily
provide a neighborhood park until the approximate 6 acres called
for in the comprehensive plan can be acquired to the south.
In attendance were several neighbors from the area who are still
concerned with the location of the park. Mary Johnson, a resident
who lives on White Pine Road addressed the board with her concern
that the dedicated land in question is too low and could be a
problem for young children. She suggested the city look into a 2
acre parcel further to the east she says is also for sale. Marty
Asleson explained that everyone seems to be in agreement that this
size park and the location is far from ideal, but at this time is
probably the best solution to give the residents a neighborhood
park they can use temporarily until surrounding properties can be
obtained to complete the overall plan. Up to this point Marty has
,. run into many dead-ends in his pursuit of park land property in
1
