It is recommended that the complex density based system for cash dedication <br /> for residential properties be dropped and instead be replaced by a simple <br /> flat fee basis as follows: <br /> Single Family $ 400/unit <br /> Duplex - $ 300/unit <br /> Multi-Family - $ 200/unit <br /> 2 . The land dedication formula should remain as a desity based system as it <br /> seems to have functioned adequately. <br /> 3 . The cash dedication for commercial/industrial landuse should be changed to <br /> a simple percentage fee based upon 2 to 5 percent of the undeveloped fair <br /> market value. <br />
