This is below the 40% maximum impervious <br /> surface cover as stated in the City of Lino Lakes Zoning code for R-1, Single Family <br /> Residential. <br /> The Rice Creek Watershed District stated in the CAPROC for the site that a stormwater <br /> BMP is not needed. However, a stormwater BMP is still needed to meet City stormwater <br /> requirements because the site is over one (1)acre. The applicant is proposing to meet City <br /> stormwater requirements by constructing an infiltration basin in the south portion of Lot 2. <br /> The bottom of the infiltration basin is 906.5 and the HWL of the basin is 907.51, which meet <br /> both freeboard requirements in Table 6 of the City ordinance. <br /> Comments <br /> 1. An erosion control plan will be required with the building permit. Erosion control has <br /> been submitted with the final plat. <br /> 2. Please update the Civil Plans to include the existing house elevation information <br /> provided in the Pre-Plat plans and to show the contours extending 100 feet beyond <br /> the property lines. <br /> 3. Applicant to confirm the HWL elevation of the infiltration basin. The Pre-Plat PDF says <br /> 907.53, but the Civil Plans show 907.51. <br /> • Water Supply <br /> There is existing 8-inch diameter ductile iron pipe (DIP)water main along Lois Lane north <br /> of the site. There are three water service stubs extended to the property from Lois Lane— <br /> one to the existing house and two to eastern portion of the existing parcel. <br /> Both the existing home and proposed home will be required to connect to the City's water <br /> system. The applicant is proposing to connect the existing home to the westernmost water <br /> service stub and the proposed house to the easternmost water service stub. It is <br /> recommended that the additional water service stub is removed in the future when Lois <br /> Lane is reconstructed. <br /> Comments <br /> 1. Please show a note stating to connect to the existing water for the service of the <br /> existing home. The existing home is required to connect to the city water system with <br /> the final plat. <br /> 2. City of Lino Lakes standards require water services to be 1"Type K Copper pipe up to <br /> the house. <br /> • Sanitary Sewer <br /> There is existing 8-inch diameter poly-vinyl chloride (PVC) sanitary sewer along Lois Lane <br /> north of the site.
