The <br /> applicant is proposing to connect to the easternmost sanitary service stub along Lois <br /> Lane. It is recommended that the additional sanitary service stub is removed in the future <br /> when Lois Lane is reconstructed. <br /> • Transportation <br /> The site is located at the intersection of Meadow View Trail and Lois Lane. Both Meadow <br /> View Trail and Lois Lane have 60-ft wide right-of-ways. Meadow View Trail and Lois Lane <br /> are local city streets and have capacity to handle the additional traffic from the new lot. <br /> The applicant is proposing to access Lot 2 from Lois Lane. The proposed driveway is <br /> approximately 230 feet from the center of the Meadow View Trail and Lois Lane intersection. <br /> • Wetlands and Mitigation Plan <br /> There are no existing wetlands on Butler Addition. <br /> • Landscaping <br /> Staff does not have any comments on this time. <br /> • Floodplain <br /> There are no existing floodplains on Butler Addition. <br /> • Drainage and Utility Easements <br /> The existing parcel currently has 10-ft wide easements along Meadow View Trail on the <br /> west side of the property and along Lois Lane on the north side of the property. The existing <br /> parcel has 5-ft wide easements along adjacent properties to the south and to the east. <br /> The applicant is proposing to maintain the 10-ft wide easements along Meadow View Trail <br /> on the west side of the property for Lot 1 and along Lois Lane on the north side of the <br /> property for both Lots 1 and 2. The easements along the shared property line between Lots <br /> 1 and 2 are 10-ft wide. This is consistent with the preliminary plat. <br /> The easement along the southern property line of Lot 1 is 10-ft wide and the easement <br /> along the east property line of Lot 2 is 5-ft wide. The southern portion of Lot 2 has a <br /> proposed drainage and utility easement that encompasses the proposed infiltration basin. <br /> Per City Code, the City requires 10-ft wide drainage and utility easements along lot lines and <br /> allows these easements to be centered on common rear and side lot lines. The proposed <br /> final plat meets these requirements. <br /> 00 Development Agreement <br /> A Development Agreement is required with the final plat. <br /> 00 Grading Agreement <br /> Butler Addition Final Plat Engineering Review <br />
