This staff report is based on the following submittals: <br /> oo Aerial Map prepared by EG Rud& Sons, Inc. dated June 14, 2021 <br /> oo Concept Plan prepared by EG Rud & Sons, Inc. dated June 14, 2021 <br /> oo Color Renderings of Housing Products submitted by the applicant on June 21, <br /> 2021 <br /> ANALYSIS <br /> Proposal <br /> The subject site is 4 acres and contains one (1) single family house that the applicants <br /> reside in. The development proposes to parcel off the rear 1.5 acres and construct the <br /> following residential unit types: <br /> Two-Family Dwelling 2 units <br /> One (1) Townhome Building= 6 units <br /> IIJIL-TOTAL = S units <br /> These lots would be accessed by the extension of Oak Hollow Lane. The existing single <br /> family house would remain on the balance 2.5 acres and still be accessed off Ware Road. <br /> A stormwater pond is proposed on Outlot A. Wetlands exist on site. <br /> Comprehensive Plan and Housing Density <br /> Per the 2040 Comprehensive Plan, the west 1.5 acres of the parcel is guided Medium <br /> Density Residential (MDR) and the east 2.5 acres is guided Low Density Residential <br /> (LDR). Medium density requires 4.0 to 6.0 units per net acre and Low Density <br /> Residential requires 1.6 to 3.0 units per net acre. <br /> The following chart detail the site's gross and net acres and gross and net density <br /> requirements for the entire development. <br /> 2 <br />
