Staff Comments: <br /> 1. Seven feet(7) of additional road right of way along Ware Road shall be required. <br /> 2. The temporary cul de sac should be shifted to the east to minimize impacts to the <br /> lots and front yards. <br /> Easements <br /> Standard drainage and utility easements have been provided along all lot lines. <br /> Staff Comments: <br /> 1. Standard drainage and utility easements at least 10 feet wide shall be provided <br /> along all lot lines. <br /> 2. Drainage and utility easements shall also be dedicated over stormwater <br /> management facilities. <br /> 3. Conservation easements shall be required over wetlands and greenway corridors. <br /> Stormwater Management and Erosion and Sediment Control <br /> The concept plan shows a potential stormwater pond on Outlot A. The City Engineer has <br /> concerns regarding the size of the pond. <br /> Staff Comment: <br /> 1. A stormwater management plan and erosion and sediment control plan in <br /> accordance with Chapter 1011 shall be required. <br /> Utilities <br /> Municipal watermain and sanitary sewer will be extended from Oak Hollow Lane south <br /> to serve the development. Each individual lot shall hook up to public water and sanitary <br /> sewer. <br /> The site is located in Sanitary Sewer District 1 (Sub-district I and 1C). Flow is <br /> collected along Oak Hollow Lane and conveyed north. <br /> Staff Comment: <br /> 1. Per the City Engineer, sanitary sewer to serve Huntson Addition will come from <br /> Oak Hollow Lane; however, this sewer line in does not have enough depth to <br /> serve future development to the south. <br /> 7 <br />
