Rud & Sons, Inc., dated June 14, 2021, <br /> 0 <br /> received June 14, 2021 <br /> Ln Engineering <br /> ,It <br /> co <br /> N General <br /> cD The Huntson Addition Concept Plan proposes to subdivide the existing parcel at 6149 Ware <br /> Road to create an additional eight lots for town homes and one (1) outlot. The west end of <br /> the parcel has access to Oak Hollow Lane. The existing lot is 174,573 square feet (4.00 <br /> acres) and contains a single family home with access from Ware Road. <br /> z <br /> Lot 3 Block 2 is proposed to be approximately 120,254 square feet and includes the existing <br /> home. However, staff recommends that the 40-ft wide portion of the property adjacent to <br /> a Ware Rd be dedicated as road right-of-way, making the actual area of the lot approximately <br /> z 114,796 square feet. Ware Rd is a minor collector road, which requires 80-ft wide right-of- <br /> way. The City has obtained the wider right-of-way as plats came in along other areas of <br /> Ware Rd. <br /> 0 <br /> 0 <br /> W Townhome lots are proposed be approximately 3,343 square feet to 4830 square feet and <br /> include the building pads for future townhomes. <br /> 0 <br /> F Grading &Stormwater Management <br /> W <br /> W <br /> The Huntson Addition will require site grading for the proposed house pads, the proposed <br /> = roadway extension, storm water ponding, and other site grading. Elevations for the <br /> proposed house pads were not submitted at this time. The minimum elevation for the <br /> W house pads will be dependent on the groundwater elevation, the design of the stormwater <br /> co pond, and the depth of the sanitary sewer. <br />
