Ms.Katie Larsen <br /> 7/72021 <br /> Page 2 <br /> The existing parcel is within the Reshanau Resource Management Unit. The applicant is <br /> proposing approximately 23,614 square feet of new impervious surface for the proposed <br /> roadway, driveways, and building pads. If only considering the Block 1, Lots 1 &2 of Block <br /> 2, and Outlot A, this amount of impervious is above the 40% maximum impervious surface <br /> cover as stated in the City of Lino Lakes Zoning. <br /> The applicant will be required to work with the Rice Creek Watershed District and obtain a <br /> CAPROC if they move forward with development. A stormwater BMP is needed to meet City <br /> stormwater requirements because the site is over one (1) acre. The applicant is proposing to <br /> meet City stormwater requirements by constructing a stormwater pond on Outlot A. The <br /> design of the pond shall meet the requirements of Table 6 of the City's Stormwater <br /> Management ordinance. <br /> • Water Supply <br /> The existing property is identified as a Stage 1A Planned Service Area in the 2040 <br /> Comprehensive Plan. There is existing 8-inch diameter ductile iron pipe (DIP)water main <br /> along Oak Hollow Lane north of the site and 8-inch diameter DIP water main east of the <br /> site along Ware Road. A stub extends to the property line of 6149 Ware Road. The <br /> existing single family home is connected to the City's water system along Ware Road. <br /> It is feasible to extend the 8-inch diameter water main to service the proposed lots. The <br /> proposed townhomes will be required to connect to the City's water system. <br /> • Sanitary Sewer <br /> The existing property is identified as a Stage 1A Planned Service Area in the 2040 <br /> Comprehensive Plan and straddles the 1A and 1C sanitary sub-districts. There is existing <br /> 8-inch diameter polyvinyl chloride (PVC) sanitary sewer, 4-inch diameter PVC force main, <br /> and an 18-inch diameter MCES interceptor along Ware Road. There is existing 8-inch <br /> diameter polyvinyl chloride (PVC) sanitary sewer along Oak Hollow Lane north of the site <br /> that flows north to 8-inch diameter sewer along Ravens Court. A sewer stub extends to <br /> the north property line of 6149 Ware Road with an invert of 894.33 according to the record <br /> plans for Raven's Hollow development. The existing house is connected to the sanitary <br /> sewer on Ware Road. <br /> Assuming the sanitary sewer is extended for the entire length of the development at <br /> minimum grade, the sanitary depth would range from 894.33 to approximately 895.00. It is <br /> possible to extend the 8-inch diameter sanitary sewer to serve the townhomes in Huntson <br /> Addition. However, staff recommends that this be the last extension of the sanitary sewer <br /> in this area due to concerns with grades and shallow pipe depth. The proposed <br /> townhomes will be required to connect to the City's sanitary sewer system. <br /> • Transportation <br /> The site is located at 6149 Ware Road and abuts the southern portion of Oak Hollow Lane. <br /> Oak Hollow Lane was extended to the south with the intent of future development access <br /> during the construction of Raven's Hollow. Ware Road has a 66-ft wide right-of-way in this <br /> area, but requires 80-ft wide right-of-way as a minor collector road. Oak Hollow Lane has a <br /> 60-ft wide right-of-way. Oak Hollow Lane is a local city street and has capacity to handle the <br /> Huntson Addition Concept Plan Engineering Review <br />
