COUNCIL MINUTES APRIL 12, 1999 <br /> Motion failed with Council Members Bergeson,Neal, and Mayor Sullivan voting no. <br /> Council Member Bergeson moved to approve the rezoning from General Business to Planned <br /> Development Overlay based on the following: <br /> 1. Only uses that are permitted uses in an LI zoning district will be part of this PDO. <br /> 2. A new landscaping plan, which includes significant screening along the clinic property <br /> boundary,must be submitted and obtain approval from City staff. <br /> 3. A lighting plan must be submitted and obtain approval from City staff. <br /> 4. Trash areas must be screened. Plans for the fencing or walls must be submitted and <br /> approved by appropriate city staff before building permits are issued <br /> 5. A minimum of 20%of the site shall be green space. <br /> 6. Prior to issuance of building permits, building and hgh plans mint be reviewed by <br /> the City CSO for CEPTED review. x <br /> 7. Any signage shall conform to the sign ordinance and proper permits obtained. <br /> obtained prior to any construction and 1% of the 8. Proper building permits mustbe <br /> construction costs must be putcrpw to insure completion of all site improvements. <br /> 9. All permits hRiceCreek Watershed District shall be obtained prior to <br /> any site grade <br /> �; <br /> 10. Ut��tty, ra an drainage plans must obtain approval from the City Engineer. <br /> 11. The r ing ea shall be paved with curb and gutter and construction plans must <br /> obtain ap oval from the City Engineer. <br /> 12. Park dedication fee shall be required as described by City regulations. <br /> 13. All comments from the City Engineer in memo dated March 4, 1999, must be <br /> addressed to the satisfaction of the City Engineer. <br /> 14. Roof mechanical equipment must be screened visually and for noise. <br /> 15. A new access to Apollo Drive must be obtained on the south side of the property and <br /> the existing driveway access to the PDO site must be closed off so that there is no longer <br /> a shared access with the clinic property to the north. <br /> 16. Staff meets with representatives of Fogerty and the clinic to resolve concerns. <br /> 18 <br />
