COUNCIL MINUTES OCTOBER 26, 1998 <br /> Ms. Wyland stated the average hanger size in the existing air park is approximately 2,650 square <br /> feet. There is one hanger at 3,200 square feet, another planned for the near future and a possible �.. <br /> expansion of an existing hanger- all within the original park. <br /> If the Council determines that an increased hanger size is appropriate, staff would suggest that <br /> Article VI, Item 6AE, of the Declaration of Convenants, Conditions and Restrictions for the <br /> Century Farm Development dated April 5, 1996, be amended to read as follows: <br /> E. Maximum hanger size is 3,200 square feet. <br /> F. Maximum hanger height of 28 feet. <br /> The Planning & Zoning Board held a public hearing on this item and recommended approval of <br /> the amended PDO as recommended above. <br /> Staff is recommending approval of the amendment to the PDO as stated. <br /> Mayor Sullivan asked what other people at the Air Park think about the amendment. Ms. <br /> Wyland stated the applicant and his neighbor are in favor of the amendment. A notice was sent <br /> to all neighbors within 600'. No comments were received. The Air Park Association has no <br /> objections to the amendment. <br /> Mayor Sullivan asked what the FAA would say. Ms. Wyland stated the FAA does not get <br /> involved with hanger size. The City of Blaine has hangers at 3,400 square feet. The hanger is <br /> limited to three(3)planes regardless of size. <br /> Council Member Lyden moved to approve amendment to the PDO as stated in the staff report. <br /> Council Member Neal seconded the motion. Motion carried unanimously. <br /> Consideration of FIRST READING,Ordinance No. 09-98, Zoning Ordinance Text <br /> Amendment Relating to Driveway Width,Mary Kay Wyland-Ms. Wyland stated that with <br /> an increase in the construction of three (3) stall garages, staff has received numerous requests for <br /> an amendment to the existing ordinance relating to driveway width. Frequently these requests <br /> come to the attention of staff in the enforcement of the existing the code. Some property owners <br /> pave the triangle area following receipt of their occupancy certificate while others pave the <br /> driveway following issuance of occupancy if weather has not permitted driveway installation. <br /> Ms. Wyland read the current ordinance regarding driveway width. The following is a list of <br /> reasons provided in support of the proposed amendment to allow a wider driveway curb cut: <br /> 1. Three (3)care garages are typically 32 feet- 36 feet in width thus the request for a <br /> wider driveway. <br /> 2. Driving over the triangle area/curbing kills the grass. <br /> 3. The placement of rock in the triangle area due to damaged sod may be unsightly <br /> and spill out into the roadway. <br /> 4. The Ordinance allows a maximum of 65% impervious surface with 35% green <br /> area on a residential property. The additional pavement would be approximately <br /> 22 <br />
