MEMORANDUM <br />TO: LINO LAKES DESIGN REVIEW BOARD <br />FROM: JOHN MILLER, CITY PLANNER <br />DATE: October 3, 1991 <br />SUBJECT: MINOR SUBDIVISION AND VARIANCE <br />FOR BEATRICE A. SALBERG <br />DRB APPLICATIONS 91-45 AND 91-44 <br />BACKGROUND <br />Emmett and Beatrice Salberg own several parcels of land in the east <br />central part of Lino Lakes. The parcels are located on 20th Avenue <br />near Rehbeins Peltier View Addition. The Salbergs have rental <br />properties on some of their parcels. <br />At this time the applicants wish to split a 50.2 acre parcel so <br />that another rental residence can be constructed. The attached <br />'"N certificate shows one parcel covering 11.3 acres and the second <br />parcel 38.9 acres. <br />When Mr. Salberg first brought his certificate of survey for the <br />minor subdivision to city hall it showed two parcels, one of about <br />ten acres and one of approximately 40 acres. One had 330 feet of <br />road frontage and the other had roughly 326 feet of frontage. <br />Presently there is one residence on the 50 acre parcel and that is <br />shown on the certificate of survey. <br />The applicants are looking at methods of generating income to <br />preserve the property until utilities become available. <br />COMPREHENSIVE PLAN <br />The Lino Lakes 1991 comprehensive plan amendment shows the land <br />located in the rural services area. No utilities are available at <br />this time and it is not expected they will be available before the <br />year 2000. In the long term it is expected the land will be <br />developed for business purposes. <br />
