MINOR SUBDIVISION AND VARIANCE FOR BEATRICE A. SALBERG <br />DRB APPLICATION 91-45 AND 91-44 <br />ZONING ORDINANCE <br />The Salberg land is presently zoned "R-BR" Rural Business Reserve. <br />Minimum lot size is ten acres with 330 feet of road frontage. <br />Rural and limited residential land uses are permitted within the <br />district until such time as the land is rezoned for commercial and <br />industrial uses. Side yard setbacks are five feet on the garage <br />side and ten feet on the house side of the lot. <br />PROFESSIONAL OPINION <br />The applicant was asked to amend his minor subdivision to permit <br />the extension of Rehbein Street. With the original proposal a jog <br />in the street intersection of less than 125 was made likely <br />especially if the owners of the parcels at the time of <br />resubdivision were less than friendly. With the proposed minor <br />subdivision Rehbein Street can be extended and lots meeting the <br />city's requirement of 135 feet of depth can be created north of the <br />extended street at a minimum. In looking at the probable <br />subdivision of the land for industrial or commercial uses, it is <br />probable that lot depths greater than 135 feet will be needed. <br />With this subdivision that is still possible but is dependent upon <br />a good working relationship between the property owners. <br />You might note that there is 330 feet of distance between Rehbein <br />Street and 77th Street. An option open to the city would be to <br />require the lot depth to be half this distance or 165 feet. <br />RECOMMENDED ACTION <br />Motion to recommend tc <br />subdivision as submittec <br />Application 91-45.
