MINOR SUBDIVISION AND VARIANCE FOR BEATRICE A. SALBERG
DRB APPLICATION 91-45 AND 91-44
ZONING ORDINANCE
The Salberg land is presently zoned "R-BR" Rural Business Reserve.
Minimum lot size is ten acres with 330 feet of road frontage.
Rural and limited residential land uses are permitted within the
district until such time as the land is rezoned for commercial and
industrial uses. Side yard setbacks are five feet on the garage
side and ten feet on the house side of the lot.
PROFESSIONAL OPINION
The applicant was asked to amend his minor subdivision to permit
the extension of Rehbein Street. With the original proposal a jog
in the street intersection of less than 125 was made likely
especially if the owners of the parcels at the time of
resubdivision were less than friendly. With the proposed minor
subdivision Rehbein Street can be extended and lots meeting the
city's requirement of 135 feet of depth can be created north of the
extended street at a minimum. In looking at the probable
subdivision of the land for industrial or commercial uses, it is
probable that lot depths greater than 135 feet will be needed.
With this subdivision that is still possible but is dependent upon
a good working relationship between the property owners.
You might note that there is 330 feet of distance between Rehbein
Street and 77th Street. An option open to the city would be to
require the lot depth to be half this distance or 165 feet.
RECOMMENDED ACTION
Motion to recommend tc
subdivision as submittec
Application 91-45. (If
stated here).
the city council approval of a minor
by Beatrice Salberg and described in DRB
you wish to amend the depth is should be
Motion to recommend to the city council approval of a variance for
Beatrice Salberg as described in DRB Application 91-44 permitting
the creation of a lot with 80 feet less than the required frontage
of 330 feet. The following finding of fact is made:
2
