The preliminary plat contains Lots 1-4, Block 1, Lake Amelia Woods. <br /> Ghost Plat <br /> Per City Code Section 1007.042(2)(d), all subdivisions in areas without public sanitary <br /> sewer shall be designed such that the larger non-sewered lots can be resubdivided to provide <br /> smaller sewered lots when sewer becomes available in the future. Homes and accessory <br /> buildings shall be located on these lots so as to allow for future resubdivisions. This is also <br /> supported by City Code Section 1007.081(2)(d). <br /> The applicant submitted Sheet S4, Ghost Plat showing future resubdivisions of the 4 lots. <br /> Further subdivision of these lots will require public sanitary sewer and water. The ghost <br /> plat shall be revised to reflect the correct wetland buffers, connection to the north, cul de <br /> sac lengths, utility easements, the ravine and topography and limited number of <br /> driveways onto CSAH 54/201h Avenue. <br /> Streets and Alleys <br /> All 4 lots are served by CSAH 54/201h Avenue which is an A-Minor Reliever. Road <br /> right-of-way 60 ft wide from centerline is required and provided on the preliminary plat. <br /> The A-Minor Reliever road has capacity for 4 additional lots. <br /> The private driveway for 6351 201h Avenue encroaches south onto the subject site <br /> approximately 24 ft. A 24 ft wide Private Ingress/Egress Easement is proposed over the <br /> driveway. The applicant shall prepare a separate easement and exhibit clearly showing <br /> the location of the easement. This easement shall be recorded. <br /> Easements <br /> The following drainage &utility easements are required on the Preliminary Plat and Final <br /> Plat: <br /> oo CSAH 54/20th Avenue= 20 ft <br /> oo Side Lot Lines = 10 ft <br /> oo Amelia Lake=Delineated Wetland+ 10 ft or <br /> oo Amelia Lake=Floodplain 100 yr. Elevation+ 10 ft(whichever is greater) <br /> oo Wetlands =Delineated boundary+ 10 ft <br /> oo Stormwater Facilities =HWL+ 10 ft <br /> Storm Water Management and Erosion and Sediment Control <br /> Per City Code Section 1011.011, a stormwater management plan is required for all <br /> proposed land development activity if the site is within the 100-year floodplain or within <br /> 1,000 feet of a public water. Lake Amelia Woods is within the floodplain and shoreland <br /> district. <br /> 5 <br />
