Alternative Urban Areawide Review (AUAR) Considerations <br /> The site is within the 2005 I-35E Corridor AUAR environmental review boundary. The <br /> AUAR was updated in May 2020. The AUAR identified this site as commercial in all 3 <br /> land use scenarios. No further environmental assessment is required. <br /> Drinking Water Protection <br /> The site is within the Drinking Water Supply Management Area (DWSMA) and is <br /> moderately vulnerable. The site will be connected to City water and sewer. <br /> LANDSCAPE PLAN <br /> Tree Preservation and Mitigation Standards <br /> The purpose of these standards is to protect valuable trees and stands of vegetation while <br /> not interfering with landowners' reasonable use and development of property. These trees will require mitigation at a 1:1 ratio for removals of trees 6-12" <br /> Diameter at Breast Height(DBH), or 2:1 ratio for trees greater than 12"DBH. <br /> Undesirable species do not have to be mitigated for. Removals of a 22" and 8" ash will <br /> not require mitigation trees to be planted. The total number of replacement trees required <br /> is 24. <br /> Open Areas Landscape Standards <br /> The purpose of these standards is to provide general site beautification and high aesthetic <br /> quality with a mix of plant materials in open areas.
