Total#of Lots = 4 <br /> x 2021 Park Dedication Fee $3,160 <br /> = Total Due $12,640 <br /> Tree Preservation <br /> The goal of tree preservation is to minimize unnecessary loss of habitat, biodiversity and <br /> forest resource and to replace removed trees in areas where tree cover is most critical. <br /> Tree preservation is especially important within the Shoreland Management Overlay <br /> District to prevent erosion, preserve shoreland aesthetics and protect wildlife habitat. <br /> Per the Tree List Inventory, there are 793 trees on the subject site. Per Sheet TR1-Tree <br /> Preservation Plan and Sheet TR2- Tree Mitigation Plan, 235 trees will be saved, 536 will <br /> be removed in the basic use and non-environmentally sensitive areas, and 22 will be <br /> removed in the natural resource protected area. These 22 trees will be mitigated for at a <br /> rate of one tree provided for every two trees removed. The stormwater basins were <br /> included in the basic use area and they should not. The Tree Preservation and Mitigation <br /> Plan shall be revised accordingly. <br /> Landscaping <br /> Canopy cover, foundation landscaping, open space landscaping and buffer and screens <br /> are not required for the 4 lot subdivision. <br /> Boulevard Trees <br /> Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. <br /> Lots 1-4 contain existing trees along CSAH 54/20th Avenue that serve as boulevard trees. <br /> No additional boulevard trees are required. <br /> Sod and Ground Cover <br /> All disturbed areas shall have appropriate ground cover in accordance with Section <br /> 1007.043(17)(h). <br /> Environmental Assessment Worksheet (EAW) <br /> An Environmental Assessment Worksheet is not mandated. The four(4)unattached <br /> residential units are under the 250 unattached unit threshold required for a mandatory <br /> EAW. <br /> Great River Energy& UPA Easements <br /> The preliminary plat plan set shows a 70 ft wide Great River Energy Easement over an <br /> existing overhead transmission line that runs north-south through the development.
