Site Improvement Performance Agreement <br /> A Site Improvement Performance Agreement is required for construction of the <br /> Associate Eye Care Partners facility. <br /> Comprehensive Plan <br /> Resource Management System <br /> The Resource Management System Plan goal of preserving surface water quality is <br /> supported by the construction of stormwater management BMP's such as curb, gutter, <br /> and stormwater pond. <br /> Land Use Plan <br /> The Comprehensive Plan guides this property for commercial use. The proposed medical <br /> eye clinic and commercial building is consistent with commercial land use. <br /> Housing Plan <br /> The goals and policies of Housing Plan are not negatively impacted by the medical eye <br /> clinic and commercial development. <br /> Transportation Plan <br /> Goals of the Transportation Plan are to ensure that street and roads are as safe as possible <br /> and to reduce unnecessary traffic. CSAH 14 (Main Street) is an A Minor Arterial <br /> Connector road and has capacity to handle the traffic volume of the commercial <br /> development. <br /> Sanitary Sewer and Water Supply Plan <br /> The subject site is located in Utility Staging Area IA(2018-2025) and Sanitary District 5 <br /> (Sub-District 5A). Sanitary flows from this district are conveyed to the southeast, <br /> discharging into the MCES Lino Lakes Relief Interceptor located at the intersection of <br /> CSAH 14 and 24"'Avenue. <br /> It should be noted that current development east of I35E north of CSAH 14/Main Street <br /> in Otter Crossing and Main Street Shoppes is being served by Sanitary Sewer District 3 <br /> and the sanitary sewer main located in Otter Lake Road in order to help facilitate and <br /> expedite development. Future land development within Sanitary District 5 shall be <br /> evaluated for capacity and flow to either District 3 or District 5. <br /> The development will be municipally served by an 8"DIP watermain located along 241h <br /> Avenue and Rosemary Way. <br /> 14 <br />
